Exterior and common-area maintenance for condos and townhomes.
Condo and townhouse owners in the GTA face a maintenance challenge that single-family homeowners do not — you share walls, roofs, and common areas with neighbours, which means your maintenance decisions affect everyone around you. A clogged eavestrough on one unit can damage three. An unmaintained deck can become a safety issue for the entire row. HR Property Maintenance provides the exterior and common-area maintenance that keeps your unit — and your neighbours' units — in top condition.
Condo and townhouse ownership means you are responsible for your unit's exterior surfaces while being bound by your corporation's maintenance schedule and bylaws. You cannot just hire anyone with a ladder — most condo corporations require insured, WSIB-compliant contractors who can provide documentation. You also need a team that can coordinate with property management for shared elements like roofs, common eavestroughs, and shared walkways.
The challenge is that most cleaning companies are set up for detached homes, not shared-wall properties. They do not understand condo bylaws, they cannot work within a corporation's maintenance window, and they do not carry the documentation your board requires.
We work within your condo corporation's requirements. Every technician is a direct HR Property Maintenance employee — fully insured with $2 million liability coverage, WSIB-compliant, and background-checked. We provide the documentation your property manager or condo board needs: certificates of insurance, WSIB clearance, and written work orders.
Written quotes are confirmed before work begins. Before-and-after photos are shared after every visit. You pay only after the job is complete and you are satisfied. We have been serving GTA condo and townhouse owners since 2021.
We serve condo and townhouse owners in Toronto, North York, Etobicoke, Scarborough, Mississauga, Vaughan, Markham, Richmond Hill, Oshawa, Pickering, Ajax, Whitby, Oakville, and Burlington. Whether you own a unit in a high-rise downtown or a townhouse complex in the suburbs, we understand the shared-wall maintenance model.
Yes. We routinely provide certificates of insurance, WSIB clearance certificates, and written work orders to condo corporations and property management companies across the GTA. Let us know your corporation's requirements when you request a quote and we will include the documentation with the work order.
Yes. If your eavestrough, roof, or exterior surface is a shared element managed by your condo corporation, we coordinate directly with your property manager to schedule the work within approved maintenance windows. For private elements — your balcony, your windows, your deck — we work directly with you.
Yes. Our equipment and training cover standard GTA condo buildings including upper-floor units. We assess access requirements — balcony anchors, roof access, lift requirements — when we provide your quote so there are no surprises on the day of service.
For private elements (your windows, your balcony, your deck), pricing is per your unit. For shared elements that the corporation covers, we provide a per-unit or per-building quote that your property manager can distribute across owners. Every quote is confirmed in writing before any work begins.
