Doors and windows are the moving parts of a building envelope, and moving parts wear. Weatherstripping compresses and stops sealing. Hinges sag. Balances lose tension so a sash will not stay up. Locks stop lining up with strikes. All of that is normal, all of it is repairable, and quite a lot of it gets quoted as a full replacement instead. Fogged glass is the exception people misread in the other direction. Condensation between the panes means the seal on the insulated glass unit has failed and the gas fill is gone. No amount of cleaning touches it, because the moisture is inside the sealed unit. That is a real failure - but it is often the glass unit rather than the whole window, and that distinction matters to the price. The GTA seasonal swing drives most of it. Materials expand through humid summers and contract in a February deep freeze, and everything that fits precisely stops fitting. Doors that swing fine in October start dragging in July. Frames rack slightly over years of that cycle and the sash no longer meets the seal. Then there is the cost you cannot see. A failed weatherstrip is an open gap in your envelope for five months of heating season, and a sticking door is usually a frame telling you something about how the opening has moved.
