A surface cleaner maintains a perfectly consistent distance and angle across every square inch, producing an even, uniform result with no wand marks or striping. Edges and corners are finished with a precision wand pass. We work in overlapping passes to guarantee full coverage.

Vertical Surfaces: Siding, Walls, and Fences

Professional technique for vertical surfaces always runs bottom to top during the wash, then top to bottom during the rinse. Washing top-down on a dirty surface pushes contaminated water down over areas already cleaned—creating streaks that dry in place. We don't do that.

We maintain a consistent standoff distance of 12–18 inches for siding work. Closer than that on vinyl risks forcing water behind panels; farther than that loses cleaning effectiveness. The distance is adjusted surface by surface.

Targeted Stain Removal

Not all stains respond to pressure alone:

• Oil and grease stains: Hot water extraction combined with a commercial degreaser, worked in
• Rust stains: A dedicated rust-dissolving agent—pressure alone redistributes rust rather than removing it
• Organic stains (algae, mildew, lichen): Pre-treatment plus appropriate dwell time, then low-pressure rinse
• Efflorescence (white salt deposits on concrete or brick): Dilute acid wash followed by thorough neutralizing rinse

Concrete Sealing A penetrating sealer applied to freshly cleaned concrete resists future staining, slows salt damage, and makes the next cleaning easier. Typical reapplication interval is 2–3 years.

Mold and Mildew Inhibitor For shaded or north-facing surfaces that are prone to regrowth, a residual inhibitor extends your results by 12–24 months.

Deck Brightening Power washing removes the grey oxidized layer from wood, but can leave it looking washed out. A wood brightener restores natural colour and prepares the surface for stain or sealant if that's your next step.

Step 5: Final Rinse, Cleanup, and Walkthrough (30–60 minutes)

Complete Rinse

Every treated surface receives a final clean-water rinse to remove cleaning agent residue. Plants get their second rinse. We inspect for soap film that may not be obvious until it dries and leaves spots.

Property Restoration

• All furniture is returned to its original position
• Protective coverings and tape are fully removed
• We blow off all flat surfaces—driveways, walkways, patios—to clear standing water and accelerate drying

Honest Limits: What We'll Tell You Upfront

There are things power washing cannot fix, and we'll say so clearly rather than take money for a result we can't deliver:

• Deeply pitted or spalled concrete benefits from cleaning but will not look new—resurfacing or replacement may be the right answer
• Stains that have fully penetrated a porous surface (some rust, some paint) may be resistant to any chemical treatment
• Painted surfaces require careful evaluation—high pressure can remove peeling paint, which may or may not be the outcome you want
